When you represent the Seller


Our Services will include:

  • Obtain & review listing agreement and all supporting documents to ensure all are complete. 
  • Prepare and deliver a full disclosure package to seller to include all broker and C.A.R. related forms. Delivered via email, docusign, zipforms or snail mail. Whatever fits your clients needs the best.
  • Maintain listing file until confirmed Purchase Agreement is in place.
  • Contact all parties and introduce our role in the transaction.  
  • Review purchase agreement, counter offers, and amendments to ensure all are fully  executed with proper dates, initials, signatures & broker information is completed.
  • Supply executed purchase agreement to all involved parties.
  • Open escrow, obtain file number and request Escrow Instructions, Commission Instructions,  Preliminary Title Report and ordering of HOA docs if applicable.
  • Order Natural Hazard Report.
  • Remind Agent of needed reports (AVID, Termite,etc).
  • Enter all contacts, key dates and documents into broker's transaction management service.
  • Obtain buyer PreApproval and Verification of Funds from selling agent.
  • Provide completed seller disclosure package to buyer's agent and monitor timely return, and ensuring that contract timelines are met.
  • Send copies of termite and any other reports to buyer's agent & escrow.
  • Ensure that escrow is in receipt of termite, zone report, home warranty invoices, commission instructions.
  • Upload all disclosures, documents and reports into transaction management service as they are received or fully executed through-out the transaction.
  • Track escrow timeframes for receipt of earnest money deposit, delivery and return of escrow packages, and delivery of HOA documents as applicable.
  • Order any escrow amendments as requested by you.
  • Ensure escrow is in receipt of all invoices and credits.
  • Ensure that all disclosures/reports have been provided. Signatures/initials/dates are completed.
  • Maintain weekly contact with all parties involved for status updates as well as items outstanding.
  • Ensure that MLS is placed in it's congrulatory SOLD status.
  • Complete and deliver completed file to you or your broker.
  • We offer your client a copy of their file on CD, thumb drive or a download for their computer.

    AGENT  RESPONSIBILITES

  • Review Draft Escrow instructions

  • Review Preliminary Title Report

  • Schedule Appointments (termite, repair work,etc...)

  • Complete Agent Visual Inspection

  • Negotiate Repairs or any changes in contract

 When you represent the Buyer:


 We will:

  • Contact all parties and introduce our role in the transaction. 
  • Review purchase agreement, counter offers, and amendments to ensure all are fully executed   with proper dates, that initials, signatures and broker information is completed.
  • Coordinate the opening of escrow and ensure Purchase Agreement has been provided to all parties.
  • Enter all contacts, key dates and documents into broker's transaction management service. 
  • Remind agent to order the Home Inspection.
  • Ensure seller disclosures are provided within contract timelines.
  • Prepare a "buyer's package" containing the seller's disclosure package as well as any broker required forms and all required booklets.  (note: agent must provide any broker-specific / required forms to us at beginning of escrow).
  • Deliver buyer's disclosure package directly to you and/or client via mail, email or DocuSign.
  • Track timely receipt of Pest Inspection Report.
  • Ensure buyer is provided a copy of all reports and booklets that are provided and/or required.
  • Remind selling agent to provide their Agent Visual Inspection, to order Home Inspection and any others needed.
  • Ensure escrow is in receipt of all invoices, commission and credits.
  • Upload all disclosures, documents and reports into transaction management service as they are received or fully executed through-out the transaction.
  • Track escrow timeframes for receipt of earnest money deposit, delivery and return of escrow packages and delivery of HOA packages as applicable.
  • Ensure that all reports & disclosures have been provided. Signatures/initials/dates are completed.
  • Track and remind agent of Contingency Removal timelines and any other's as needed.
  • Facilitate communication with Lender and all parties to ensure timely contingency removal and closing status.
  • Maintain  contact with all parties involved for status updates, timelines and outstanding items.
  • Check to ensure that property has been placed in MLS Sold Status
  • Complete and deliver completed file to you or your broker.
  • We offer your client a copy of their file on CD, thumb drive or a download for their computer.

    AGENT  RESPONSIBILITES

  • Review Draft Escrow instructions

  • Review Preliminary Title report

  • Schedule Appointments (Home Inspection, Termite, Final Walk Thru, etc...)

  • Negotiate Repairs or any changes to contract

  • Advise client regarding Contingency removals (We will remind you of dates and timeframes)

  • Complete Agent Visual Inspection
