We use Transaction Point online management for all of our files.
 
 
When you represent the Seller

We will:
 
  • Contact all parties and introduce our role in the transaction.
  • Review purchase agreement, counter offers, and amendments to ensure all are fully executed with proper dates, initials  signatures and broker information is completed.
  • Supply executed purchase agreement to all involved parties.
  • Open escrow, obtain file number and request Escrow Instructions, Commission Instruction and Prelim.
  • Order Natural Hazard Report
  • Enter all contacts, key dates and documents into transaction management service. Invite all parties involved.
  • Prepare a full disclosure package including all of the required C.A.R. and broker forms and deliver                                                  directly to you and/or your seller via mail, email or DocuSign.                                          
  • Provide completed seller disclosure package to buyer's agent and monitor timely return, as well as                                                ensuring that all contract timelines are met.
  • Send copies of termite and any other reports to buyer's agent & escrow.
  • Ensure that escrow is in receipt of termite, zone report, home warranty invoices, commission instructions.
  • Upload all disclosures, documents and reports into transaction management service as they are received or fully executed throughout the transaction.
  • Track escrow timeframes for receipt of earnest money deposit, delivery and return of escrow packages,                                           and delivery of HOA documents as applicable.
  • Order any escrow ammendments as requested by you.
  • Ensure that all disclosures & reports have been provided. Signatures/initials/dates are completed.
  • Maintain weekly contact with all parties involved for status updates as well as items outstanding.
  • Complete and deliver completed paper file to you or your broker, with CD's included for you and your client.                                  Client CD completed with your name and phone number for client's future reference.                           

 

         AGENT  RESPONSIBILITES

 

  • Review Draft Escrow instructions
  • Review Preliminary Title Report
  • Schedule Appointments (termite, repair work,etc...)
  • Complete Agent Visual Inspection
  • Negotiate Repairs or any changes in contract

 

 

 

When you represent the Buyer


We will:
 
  • Contact all parties and introduce our role in the transaction
  • Review purchase agreement, counter offers, and amendments to ensure all are fully executed with proper dates, initials, signatures and broker information is completed.
  • Coordinate the opening of escrow;
  • Enter all contacts, key dates and documents into transaction management service. Invite all parties involved.
  • Ensure seller disclosures are provided within contract timelines.
  • Prepare a "buyer's package" containing the seller's disclosure package as well as any broker required forms                            (note: agent must provide any broker-specific / required forms to us at the beginning of escrow).  
  • Deliver buyer's disclosure package directly to you and/or client via mail, email or DocuSign.
  • Ensure your buyer is provided a copy of all reports and booklets that are provided and/or required.
  • Ensure escrow is in receipt of Home Warranty Invoice & Commission Instructions.
  • Upload all disclosures, documents and reports into transaction management service as they are received or fully                    executed throughout the transaction.
  • Track escrow timeframes for receipt of earnest money deposit, deliver and return of escrow packages,
  •            and delivery of HOA packages as applicable.
  • Order any escrow ammendments as requested by you.
  • Ensure that all reports & disclosures have been provided. Signatures/initials/dates are completed.
  • Maintain constant contact with all parties involved for status updates, timelines and outstanding items.
  • Complete and deliver completed paper file to you or your broker, with CD's included for you and your client.
          Client CD completed with your name and phone number on CD cover for clients future reference.

  • Advise client regarding Contingency removals (We will remind of you dates and timeframes)
  • Complete Agent Visual Inspection
  • Obtain signatures on Final Walk Through
