When you represent the Seller
We will:
Provide a full disclosure package containing all of the required CAR and SDAR forms, personalized and customized to your seller's property with a preprinted envelope for easy return to our office; [email preferred]
Process all returned disclosures and prepare them to be sent to the buyer's agent as soon as escrow opens;
Order Natural Hazards Disclosure Report & Home Warranty. (Will also schedule Termite & Home Inspection)
Open escrow and title
Contact buyer's agent / transaction coordinator and coordinate directly with them to succesfully complete file.
Collect, organize, and maintain documents,
Prepare personalized CD-ROM's and physical file for delivery after the close of escrow. [see service fees for pricing of CD's, etc..]
AGENT RESPONSIBILITES
Review Draft Escrow instructions
Review Preliminary Title Report
Complete Agent Visual Inspection
Negotiate Repairs or any changes in contract
Obtains seller signatures on Final Walk Through
When you represent the Buyer
We will:
Coordinate the opening of escrow;
Prepare a "buyer's package" containing the seller's disclosure package as well as adding your broker required forms (note: agent must provide any broker-specific / required forms to us at the beginning of escrow).
Coordinate with the listing agent and/or transaction coordinator to send all relevant paperwork to us - not you, so you can focus on maintaining your agent-client relationship, building your database, marketing, and selling MORE real estate.
Collect, organize and maintain documents;
Contact listing agent / transaction coordinator and coordinate directly with them to succesfully complete the file;
Prepare personalized CD-ROM's and physical file for delivery after the close of escrow. [see service fees for pricing of CD roms,etc...]
